Selling a house is a lengthy process with many stages. First you need to decide an asking price, then market it, show people around, negotiate a deal and manage all the complex legal paperwork with the solicitors. Each step is ac critical as the last, get any steps wrong and you could waste a lot of time and money.

Instructing an estate agent to sell your property on your behalf limits these risks, and will pay for itself over and over again by not only achieving the highest possible price but also by making sure no mistakes are made though-out the process.

When deciding on which agent to chose, it is essential that you do some due diligence. look in their reputation, their history selling similar properties to you, as well as the experience of their team.

RedRoof Online takes care of all the core aspects of selling your property. This includes the marketing of your property, accompanied viewings, right up until the final negotiations for the sale and exchange.

When it comes to selling houses, First impressions most certainly count! Industry research shows that the majority of buyers decide whether or not to purchase a property they are viewing within the first 17 seconds.

1 Cleaning your home prior to viewings is of paramount importance.

2 Don’t forget the exterior! Clean the entrance area and consider some fresh plants to add some colour!

3 Decluttering is underrated, decluttering ensures potential buyers can envisage how the place will look if they were to move in. Keeping things like hoovers out on display will highlight there may not be enough storage. This is the perfect time to get some spring cleaning done or getting the first things of the move packed away.

4 Get this odd jobs done! small buts of DIY should be taken care of before any viewings. You do not want to market a house that is falling apart! This will almost certainly reduce the value or your property in the viewers eyes.

Although cleaning and preparing your property for viewings is vital, its is not nearly as vital as choosing the right agent to market your property. After all, if the agent hasn’t taken awesome professional photos and doesn’t have a good market reputation, then all your efforts might be in haste leaving you without any interest in your property.

A quick look at a prospective estate agent’s website and how they promote themselves, will give you a good indication of the quality of presentation you can expect.

RedRoof not only has a strong portfolio of potential buyers waiting, but we also have:

  • Direct email campaigns directed towards our buyers.
  • Professionally produced and engaging brochures, floor plans, and photography
  • Video tours for providing a virtual showing at anytime, day or night
  • Online promotion channels on Rightmove and Zoopla and all other leading portals
  • Modern, eye catching and engaging For Sale signs

Viewings can either be accompanied or group / open house.

All of our agents have extensive industry experience backed with strong local knowledge. This along with RedRoof’s best practices makes sure they are armed with all the best tools to show your property in the best light and achieve the highest selling price possible. This leaves you to sit back and enjoy the smaller things in life while we do all the leg work!

Once your property is marketed to our clients, an offer usually follows close by. By law we will submit each offer to you. However, having identified a suitable sell price with you upon instruction, we all endeavour to meet and often exceed your asking price.

We will have already vetted all potential suitors to gain an idea of their time frames to make sure it matches yours. Taking all these things into consideration will enable you to make the right decision on accepting potential offers.

Over the years we have built strong working relationships with the top local solicitors and can therefore match local firms to your exact requirements.

To put together a a contract for you they will need;

  • Official ID; this can be a valid passport or UK driving license
  • Proof of address; a recent utility bill or bank statement. (usually less than 3 months old)
  • If a property is leasehold, the solicitor will also need contact details

of the management company and related block insurance policies along with copies of recent management company accounts, to save time this can be applied for in advance.

Congratulations! you are almost there! Although an offer has been accepted, you still need to complete the final processes. This involves the conveyancing process. Conveyancing is the legal term for the transfer of title of property from you to the buyer.

Here are the critical final steps:

1 A memorandum of sale is prepared and all parties are asked to confirm the agreed price.

2 Your chosen solicitor will send you Property Information Form and Fixtures & Fittings questionnaire. This provides them with all the information they will need to draft the contract for the buyer.

3 Your solicitor will then send a draft contract to the buyer. If the buyer is applying for a mortgage their lender may wish to conduct a survey and valuation of your property.

4 The buyer’s solicitor will apply for a number of important searches, this will include things such as Local Authority search and water and drainage search. These may in turn raise queries with your solicitor for further clarification, which hopefully your solicitor can resolve on your behalf.

Once the conveyancing stage has been completed, all that’s left to do is wait for the buyer’s money to arrive so you can vacate and they can move in. Thats it you’ve done it!
