We will get these tenants through your door, you must make sure your property is clean, well maintained and is inviting the moment they walk in the door. Some Landlords will enlist the help of professionals to maybe spruce up the garden or get some much needed decoration done before they open their doors to prospective tenants.

An EPC (Energy Performance Certificate), Gas Safety Certificate (if your property has a gas supply) and an Electrical Certificate all are legal requirements in the UK we will require prior to renting the property.  Red Roof Online can look after these mandatory requirements on your behalf;

What makes Red Roof Online so successful are our tenant vetting procedures. We will ensure only the most trustworthy and reliable tenants are put forward for viewings. Our extensive backgrounds checks will look into the tenants immigration and employment status, perform a credit check on them and we will also obtain thorough references from their former Landlords.

We will conduct viewings of your property on your behalf. One of our local agents, with your property file in hand, will show prospective tenants around your property whilst highlighting your properties key features and plus points.

We’ll then use our negotiating skills to get the best price along with the best tenant.

Once we receive an offer for your property, we will submit this along with information detailing a proposed move in date, a fact file of the tenant highlighting their employment details, their income and their references.

Once you are happy with the tenant the next stage is for all parties to sign the Tenancy Agreement. We will then proceed to collect the deposit and 1 months rent in advance. Once all their references are checked, the next stage is to get the Tenancy Agreement signed and the first month’s rent and deposit collected. We register the deposit with the Tenancy Deposit Scheme a government approved deposit protection scheme.

We advise our landlords to carry out a full inventory before letting out their properties. Although this is not a legal requirement, should a claim against the deposit arise it would be difficult for the landlord or agent to win. It is therefore strongly encouraged that our Landlords have a detailed Inventory plus a check in and check out report completed on a property.

Although it may seem like everything is complete now, our work is not. After all the contracts have been signed, tenants vetted, deposits collected and the tenant has moved in to your property, we will continue to keep your property under our vigilant eye. We will conduct regular property inspections and we can also ensure rent is collected on time, each and every time.
